Buyer's guide
We fully understand the concerns involved when purchasing property in a foreign country and if you do not already have any legal representation arranged we will provide you with a list of recommended English speaking solicitors so you can have the buying process explained to you more fully.
Basically the following rules apply to all non Cypriot purchasers:
- Only one property or up to one donum of land (approximately 0.336 of an acre/1,338m2/14,400ft2) can be purchased per person or married couple
- Before the Title Deed (Kocani) can be transferred to your name the purchase must be approved by the relevant North Cyprus authorities. This process can take up to 3 years although the Government are currently taking steps to address this.
- This does not prevent you from taking possession of your property, your lawyer will undertake the formalites to protect you in the meantime

Title deeds
The types of Freehold Deed are briefly described as follows:
Pre-74 Title: This can be Turkish, British or in other foreign ownership prior to 1974.
TRNC or Esdeger (Exchange) Title: Allocated to Turkish Cypriot in compensation for land left in South Cyprus
TMD Title: This land has been gifted by the TRNC Government in recognition of services to Cyprus.
Leasehold properties in North Cyprus are owned by the TRNC government or the church commissioners who will grant long term leases usually to people who are prepared to renovate the property. This type of title usually applies in villages such as Karmi and Ilgaz.
